REPRESENTATIVE RESULTS
Multi-Family Habitability Lawsuit — $1,040,000 Settlement Represented multiple tenants in a Los Angeles apartment building suffering from severe habitability defects including pest infestation, plumbing failures, and lack of adequate heat. Despite citations from multiple government agencies, the landlord refused to make repairs and continued collecting rent. The case resolved for over $1 million.
Illegal House Subdivision Lawsuit — $270,000 Settlement Represented a family in a house that had been illegally subdivided by the landlord for profit. Instead of paying relocation, the landlord attempt to remove the tenants' door and harass the family. In the end, the landlord paid for their relocation, returned the rent they paid, and compensated the family for their pain and suffering. We were happy to hear that the tenants used the money to purchase their first home!
Illegally Converted Lofts — Relocation Fees Secured + Landlord Criminally Charged Represented tenants in a building that the City of Los Angeles Department of Building and Safety determined was illegally converted to residential lofts. Used the Rent Stabilization Ordinance to obtain required relocation fees for the tenants. The landlord was subsequently criminally charged.
Eviction Defense — Exposed Landlord's Civil Code § 1942.4 Violation Defended multiple tenants in an unlawful detainer action where the landlord attempted to evict tenants living in substandard conditions. The trial court found the landlord liable for violating Civil Code § 1942.4, and the judgment was upheld on appeal. The tenants remained housed and the ruling strengthened their affirmative claims.
